There are many stages to the architecture and building process, and we are here to guide you through each one. Our pricing is reflective of this process, so there are never any hidden extras.
1 Consultation
We begin with an initial design consultation at your home. This is a conversation that will help us deliver a design that meets your expectations and needs, including:
- your ideas and what you want from your renovation;
- your lifestyle, likes and dislikes; and
- how you use your home.
This is also an opportunity to discuss potential options, feasibility, and implications.
Following our first meeting, we will send you a detailed quote, including a list of costs from local authorities, engineers, etc.
Receiving this, you should have the information you need to decide whether we are the right fit for your house renovation project, but we are always available to answer your questions.
2 Measured Survey
Following acceptance of our written architectural design quotation, you will need to have a full measured survey of your property. This will provide precise, accurate measurement information of the existing layout and structure. We will obtain a quotation for this on your behalf as this will be undertaken by a Third-Party company.
3 Architect Drawings
A detailed set of plans and elevations of your property, and the options for its development will be produced for you to look over. Together, we will review the architectural designs and discuss any additional ideas that may enhance your development, so that we can produce the perfect design solution for your home.
4 Planning Application
Once we have agreed on the design for your development, we will make a formal planning application on your behalf. During the planning process we will act as your agent; we have strong relationships with all local planning offices. All paperwork and correspondence are conducted through our office until planning permission is granted. Different planning authorities have different time scales, but generally this stage takes a minimum of two months.
5 Building Control
Once the planning permission has been granted, we create a full set of building plans, sectional drawings and full specifications. These need to be submitted to Building Control for approval to ensure full compliance with the current building regulations. Building Control drawings cover things such as:
- Structural stability
- Fire protection
- Conservation of energy
- Ventilation and drainage
- Protection from falling
When creating the building control drawings, we will work with a Structural Engineer to ensure that structural calculations are correct. This is also the stage where it is necessary to think about Party Wall Agreements, and we can put you in touch with specialists to help with this.
6 Construction Drawings, Scope of Works which can all be incorporated into a Tender pack
When the Building Control drawings have been approved, we can compile the final construction details that your builder will need to quote, and then complete, your building work. At this stage, we would love to introduce you to our preferred and trusted builders for a quote.
7 The Big Build
As an add on to your architectural package, we can be on hand throughout your build to help with any queries, and also to check the builders’ work at key stages. We will be as excited as you to see the architectural drawings come to life!
