Planning Package

At Sevenoaks Plans we are committed to providing the best quality service, honestly priced. Our planning package includes:

  • Free initial consultation
  • A full measured survey
  • Drawing of existing building plans and elevations (necessary for gaining planning permission).
  • A number of options for your development drawn up for you to review to decide which meets your vision
  • Free revisions of your chosen designs to the final agreed plans
  • All liaison with the Local Authority for initial planning application
  • Liaison with your building engineer and party wall surveyor
  • Building control drawings and approvals
  • Construction drawings
  • Provision of drawings to contractors to enable a more accurate quote.

For an additional fee, we can also project manage your build.

Free Consultation

We will come and meet with you to discuss what you want to do to make your house your dream home, at a time that suits you including evenings and weekend. We can organise for one of our trusted builders to join us at this meeting to provide another perspective, as well as a rough idea of build costs.

Following our first meeting, we will supply a detailed fixed written quotation for your approval. This will also include a list of costs from local authorities and engineers etc.

Full Measured Survey

Following acceptance of our written quotation, we will undertake a full measured survey of the property.  This will ensure all of the drawings are as accurate as possible assisting in a smoother build including approval by the Building Regulations team.

Design & Planning Drawings

A detailed set of plans and elevations of your existing property and options for its development will be produced for you to look over. We will review the designs with you and discuss additional ideas that may enhance your development, so that together we can produce the perfect design solution.

Planning Application


Once the design for your development is agreed, we would make a formal planning application on your behalf and act as your agent. All paperwork and correspondence would be conducted through our office until the application is granted. Different planning authorities have different time scales, but generally it takes a minimum of three months.

Building Control Approval

Once the planning has been granted, a full set of building plans, sectional drawings and full specifications will need to be submitted to Building Control for approval.  This ensures full compliance with the current building regulations and cover areas such as:

  • Structural Stability
  • Fire Protection
  • Conservation of energy
  • Ventilation and drainage
  • Protection from falling

We can recommend a building engineer, one of our trusted partners, who will survey your property and do the required structural calculations. We also can submit the necessary information on your behalf.

Building Control can be carried out by the Local Authority or an independent approved inspector, we have an excellent relationship with the local authorities, who have a dedicated building control departments, or we can offer an associate independent approved inspector, who we would liaise with on your behalf.  

The building plans will enable you to obtain building quotes with the knowledge that the finished project will be fully compliant. We can issue drawings to builders of your choice and also to builders we use.
